In some states there is an alternative type of arrangement where a deed of trust is used instead of a mortgage. A deed of trust buyer is theoretically at slightly more risk because the lender actually has the deed to the property but the lender can only use or sell the property as long as he or she keeps up the mortgage payments. In practice a deed of trust works out much the same as for the ordinary mortgage in that if you don’t make your repayments then eventually you will lose the property.
